Charlemont Square Development

Located within the core of Dublin City, Charlemont Square provides a unique and vibrant new quarter and neighbourhood in a prime central location. The development provides 355,000 sq ft of office accommodation across two buildings with 30,000 sq ft of retail space and 280 apartments, offering occupiers and residents a unique opportunity to live, work and socialise in this exciting location. It’s unique location and access to transport links makes Charlemont Square one of Dublin’s most sought after locations to live and work. The 2 office blocks and 2 residential blocks are built over a vast double tiered common basement and the phased completion of the project in such a location made it one of the most complex projects to deliver in Dublin.

Scope & Challenges

Catalyst provided Assigned Certifier services on this project. This entailed us working closely with clients to create multiple bespoke inspection plans for different buildings and double basement for the entire project in the pre-commencement stages. We then worked with the designers, contractors and subcontractors on the project to adapt and evolve the inspection plan on a fortnightly basis, capturing evidence of due diligence from all parties on an ongoing basis.

Outcome

The client has a building which has been subjected to rigorous inspections and supervision throughout the design and build process. The records of inspection, benchmarking and quality management, as well as all final certificates and all significant test records, are stored and filed in a searchable manner. All parties have engaged in a risk-based approach to achieve compliance with the building regulations and the net effect is a better-built asset.
